What is a tenancy agreement?
A Tenancy Agreement is an agreement between a person who rents a Brewery owned public house, whilst carrying on business as a self employed licensee.
How long does the agreement last for?
It is a rolling three year agreement.
Should you wish to leave you would need to give the company 6 months written notice.
How often is the rent reviewed?
A three yearly rent review allowing you to plan & invest for the future. The rent is also reviewed when any developments are carried out.
Is the tenancy agreement a full tie?
It is a full wet tie to the Brewery, offering an exceptional range of award winning beers, ciders, wines (served directly from family growers), spirits & minerals.
With regards to the food operation, the set-up, operation & profit is entirely the responsibility of the tenant.
What are the arrangements for Amusement Machines?
The Brewery use nominated suppliers and the income is split as follows:
AWP (Amusements With Prizes) & SWP (Skills With Prizes) – Split between the Operator, the Tenant & Shepherd Neame.
Who values the fixtures & fittings?
You will need to employ a Broker who will do this on your behalf
Who is responsible for the decoration?
Shepherd Neame are responsible for the external redecoration of the property, however it is the Tenants responsibility for the internal decoration.
What training will I need before taking a pub?
Prior to an offer being made you will need to have obtained your British Institute of Innkeeping National Certificate for Personal Licence Holders (NCPLH) and your Personal Licence.
Following an offer we would expect you to attend the British Institute of Innkeeping Induction to Licensed Retail Operations 5 day course, the Basic Food Hygiene Course and the Effective Cellar Management Course.
What happens to the staff when I take over?
When you take over the tenancy, under the T.U.P.E rules, the staff
that are employed in the business transfer. They are entitled to work
for you under the same terms and conditions that they had with their
previous employer. The outgoing tenant should provide you with all
details, including rates of pay, hours worked etc
